Vacation Rental Services

appointed vacation rentals to their guests. Our property managers offer the highest level of service on the island, which includes quality control standards that result in fewer damage claims and problem guests. Our professional team inspects properties for
cleanliness and damage before and after each rental, and protects clients’ properties as though they were their own. Our marketing efforts include print and online advertising locally, nationally, and internationally. We use the latest in technology to track
bookings, coordinate cleaning and maintenance, and keep in contact with owners and guests.
Long Term Rental Services
Our property managers at LIST Sotheby’s International Realty understand that buying a property in Hawaii maybe the largest investment
our owners will make. Our professional team carefully screens and selects the right tenants for our clients’ properties. As with our Vacation Rental Services, our marketing efforts include print and online advertising locally, nationally, and internationally
to bring our clients the best tenants at the highest rental rate possible. Our team is continually incorporating new technology to improve ways to collect rent, coordinate and manage maintenance and repairs, and keep in contact with our clients and tenants.
Estate Management Services
Proper and continued care of your home can be among the smartest investments and forms of insurance you will make. Having the right
Estate Management team working for you, is not just a convenience, it’s the best way to protect your home and investment. Our Property Management Team will check appliances and electronics on every home visit. They will open and close all windows and shades
and run all water faucets to insure that there are no leaks. They check that all maintenance vendors are performing their duties timely and as instructed. They are also “on call” for any emergencies that may occur. Our Property Management Accounting Team will
insure that all vendors are paid and bills related to the care of your home are paid on your behalf. Your statements can be provided to you in English or Japanese.
Service Plan A
Service Plan A is recommended for off island owners who either lease out or keep their properties vacant and want our offices to
pay the bills associated with the management of their properties. These bills include association fees, property taxes, electric bills, and others directly related to the day to day management and care of their properties. We will collect mail and be the local
contact in case of emergencies. Service requests outside of this plan (corporate registrations, attending safety checks for vehicles, etc.) are billed at an hourly rate with a minimum of 1 hour, charged in hour increments.
Service Plan B
Service Plan B is recommended for off island owners who prefer to keep their properties vacant and for their own periodic use.
This plan offers all of the services of Plan A, with the addition of monthly property inspections. At each inspection, our property management team will check appliances and electronics on every home visit. They will open and close all windows and shades,
and run all water faucets to insure that there are no leaks. They check that all maintenance vendors are performing their duties timely and as instructed. Our team will insure that all vendors are paid and bills related to the care of your home are paid on
your behalf. Your statements can be provided to you in English or Japanese. In addition to monthly property inspections, we also provide, scheduled cleanings of your property, as well as setting up corporate resolutions, recommending healthcare, and other
services. Service requests outside of this plan (attending safety checks for vehicles, registration of vehicles, greeting owner guests, etc.) are billed at an hourly rate with a minimum of 1 hour charged in hour increments.
